Wholesaling Real Estate Scripts That Actually Convert
Battle-tested scripts for cold calls, SMS outreach, and seller negotiation — plus the tone, objection handling, and follow-up cadence that turn conversations into signed contracts.
Why scripts matter in wholesaling
Real estate wholesaling lives or dies on consistent outreach. A clear, empathetic script keeps you in control of the conversation, helps you qualify motivated sellers faster, and prevents the rambling small-talk that kills your conversion rate.
1. Cold-call script (motivated seller)
"Hi, is this [Owner Name]? My name's [You] — I'm a local real estate investor and I came across your property at [Address]. I was calling to see if you'd consider an all-cash, as-is offer with a quick close? [Listen] Got it. Just so I can put together a fair number — when did you last update the kitchen or roof? And are you behind on taxes or just ready to move on? [Listen] Makes sense. If I could close in 14 days, no inspections, no repairs, and cover closing costs, what number would make this a no-brainer for you?"
2. SMS outreach script
Hey [Name], this is [You] — local investor. Would you consider a cash offer on [Address]? No fees, as-is, you pick the close date. Reply STOP to opt out.
Keep SMS under 160 characters, include an opt-out, and never send before 8am or after 9pm local time.
3. Seller-negotiation script
"I hear you on the price. The retail comps are around [X], but those are fully renovated. Based on the repairs we talked about — roof, HVAC, kitchen — my number has to land at [Y] to make the math work. What I CAN do is close in 10 days, cover all closing costs, and you leave anything behind you don't want. Does that work?"
Objection handlers
- "Your offer is too low." — "I understand. My number is based on repairs and a fast, certain close. What number gets you to yes?"
- "I want to list it with an agent." — "Totally fair. If the listing doesn't pan out in 30 days, can I call you back?"
- "I need to think about it." — "Of course. What specifically do you want to think through? I can probably answer it right now."
Follow-up cadence
Most deals close on the 5th–8th contact. Use a simple cadence: call → text 2 days later → call 1 week later → text 2 weeks later, then monthly until they sell or opt out. WholesalerKit's lead pipeline tracks the cadence for you so nothing falls through the cracks.
Use these inside WholesalerKit
WholesalerKit ships with an editable script library, lead pipeline, and contract templates so you can run the whole motion in one place.
